1 Acceptance of Terms

Welcome to the official digital landing portal of SSL Bellagio, presented by SSL Group (hereinafter referred to as "the Developer" or "Promoter"). By browsing, navigating, or submitting enquiries on this portal, you confirm that you have read, understood, and agreed to be legally bound by these Terms & Conditions.

If you disagree with any portion of these terms, you should promptly discontinue using this website. The Promoter reserves the right to amend, alter, or update these terms at any time without prior written notice.

2 Nature of Representations & Visuals

Furniture, fittings, false ceiling fixtures, gadgets, electronics, ambient lights, wallpaper, and modular kitchen accessories depicted in sample flat photographs and renders are purely for visual representation and do not form part of the standard standard unit specifications unless explicitly specified in the formal Agreement for Sale.

3 MahaRERA Compliance & Agreement Primacy

SSL Bellagio is fully approved and registered under the Maharashtra Real Estate Regulatory Authority (MahaRERA) with Registration Number: PM1330002600001.

The relationship between the Promoter and the allottee/homebuyer shall be strictly and exclusively governed by the Agreement for Sale (AFS) executed and registered in accordance with the Real Estate (Regulation and Development) Act, 2016 (RERA) and rules framed thereunder. Nothing contained in this landing page, marketing emails, brochure PDFs, or verbal discussions shall override or alter the registered Agreement for Sale.

4 Pricing, Carpet Areas & Commercial Terms

• Promotional Starting Prices: Starting prices mentioned on this website (e.g. ₹ 42.40 Lakhs* for 1 BHK, ₹ 57.80 Lakhs* for 2 BHK) represent base agreement values for selected inventory and promotional payment schemes.
• Statutory Levies: Starting prices exclude Government stamp duty, registration charges, Goods & Services Tax (GST), society formation expenses, legal charges, electricity meter deposits, and advance maintenance funds. Exact cost sheets are provided upon registration.
• RERA Carpet Area: Carpet area figures (429 - 463 sq. ft. for 1 BHK, 584 - 601 sq. ft. for 2 BHK) are calculated in strict compliance with the definition prescribed under Section 2(k) of RERA Act, 2016. Minor construction tolerances up to ±3% may occur during execution.
• Price Revision: The Promoter reserves the unconditional right to revise unit pricing, release or withdraw inventory, and adjust promotional offers without prior notice.

5 Booking Token, Cancellation & Refund Rules

Any expression of interest, booking token, or application for allotment submitted by an applicant shall be subject to the standard application terms and verification of KYC credentials. Allotment is confirmed strictly upon receipt of the statutory booking percentage and execution of standard documentation.

In the event of cancellation by an applicant prior to agreement execution, deductions and refunds shall be processed strictly as per standard MahaRERA guidelines and the terms stipulated in the formal booking application form.

6 Intellectual Property Rights

The trademarks, brand emblems, "SSL Bellagio" logo, "AI Living" marks, architectural drawings, blueprints, renders, code, and multimedia assets featured on this portal are the proprietary intellectual property of SSL Group. Unauthorized copying, downloading, scraping, distribution, or commercial exploitation without written consent is strictly prohibited and subject to legal prosecution under the Copyright Act, 1957.

7 Limitation of Liability

The Developer, its partners, directors, affiliates, architects, and technology agents shall not be held liable for any direct, indirect, incidental, or consequential damages resulting from the use or inability to use this website, delay in electronic transmissions, server outages, or reliance on information presented prior to verification with the sales lounge.
